Massive Expansion of DIFC’s Za’abeel District Announced
In a significant move to bolster its global financial stature, the Dubai International Financial Centre (DIFC) is set to double its capacity through the ambitious Za’abeel District expansion. Spearheaded by Essa Kazim, Governor of DIFC, this project represents one of the largest developments in the region, boasting a projected value exceeding Dh100 billion.
Strategic Vision for a Global Financial Leader
Essa Kazim emphasized that the development aligns with Dubai’s strategic vision to create the world’s most sophisticated financial hub. The announcement was made during a session titled “The Finest Financial District in the World” at the Mohammed bin Rashid Leaders Forum, highlighting Dubai’s commitment to innovation and economic growth.
The expansion comes in response to the increasing demand for a robust financial ecosystem, a vision initially set forth by His Highness Sheikh Mohammed bin Rashid Al Maktoum in 2002. Under his leadership, DIFC has rapidly ascended to become one of the top 10 global financial centres, achieving its decade-long strategic goals ahead of schedule, as outlined in the Dubai Economic Agenda (D33).
Details of the Za’abeel District Project
Launched earlier this year, the Za’abeel District project is designed to cover an expansive 7.1 million square feet, with a total built-up area of 17.7 million square feet. Once completed, it will significantly enhance DIFC’s operational capacity, allowing it to host 42,000 companies and support a workforce of over 125,000 professionals.
This development is not merely about physical expansion. Kazim highlighted its role as a cornerstone in Dubai’s economic evolution, fostering an environment ripe for innovation, artificial intelligence, and talent development. A notable feature is the over one million square feet dedicated to what is expected to be the world’s largest innovation centre, aimed at nurturing the global AI sector.
Educational and Technological Advancements
In line with its focus on future industries, the DIFC Academy is set to expand significantly, increasing its capacity to accommodate 50,000 learners annually. This expansion is part of a broader strategy to cultivate the next generation of industry leaders and innovators.
The Za’abeel District will also create an ecosystem conducive to technological advancement, aiming to attract over 6,000 technology companies and 30,000 specialists. The inclusion of new mobility solutions and a commitment to allocate 20% of the area to open spaces underscores the project’s dedication to enhancing quality of life alongside business growth.
Phased Development and Long-term Vision
The project is structured to be delivered across six phases, with the initial phase expected to conclude by 2030 and full completion targeted for 2040. Kazim describes this as a long-term investment in Dubai’s future, enhancing its global allure for investors, innovators, and skilled professionals.
More than just buildings and infrastructure, Kazim envisions this expansion as an integrated model for future financial services, harmonizing institutions, entrepreneurs, technology, and talent into a cohesive growth-driving ecosystem.
Continuing a Legacy of Visionary Growth
Essa Kazim concluded by underscoring that the Za’abeel District project is a testament to the forward-thinking mindset that has historically propelled Dubai’s development. The ambitious spirit that has defined Dubai’s past achievements remains integral to its future trajectory, ensuring that it remains at the forefront of global financial innovation.
